What is IDX?

IDX stands for “Internet Data Exchange” commonly called Broker Reciprocity. The next stage in the evolution of the MLS®, IDX is the primary means of enhancing cooperation between REALTORS® to facilitate the purchase and sale of real estate property. IDX gives MLS®Participants the tool they need to display each others’ listings on their Internet websites. Under the IDX real estate system, brokers exchange consent to display each others listings on the Internet.

Why is IDX good for me(home seller)?

Wikipedia – In the United States, real estate brokers and their salespersons (commonly called “real estate agents”) assist sellers in marketing their property and selling it for the highest possible price under the best terms.

You have to ask yourself a question…

“How much advertising do I want MY agent to do for me?

The answer…

“A LOT !!!”

If your real estate agent’s brokerage is NOT an IDX participant then your home will ONLY be advertised on THEIR personal and brokerage websites(along with REALTOR.ca of course)  and you will miss out on all of the extra exposure your home would get if it were listed with a IDX enabled brokerage. There are literally hundreds of websites in the Halifax-area that these IDX listings appear on and many of them Including http://www.exitrealtypros.ca receive tens of thousands of pageviews per month! Think about all the buyers that could be missing out on YOUR listing!!!
